As a sales agent and property manager, Brad leverages his memberships in the Austin Board of REALTORS® and the Austin Apartment Association to expand our robust network of peer and vendor contacts in and around Austin; as well as to enrich his knowledge-base and further his education in, and understanding of, real estate – especially as related to Austin’s unique market.

It is on this foundation of real estate knowledge and industry networking that we, at Urban Tapestry, have developed our management services, some of which include:

      • Marketing your property – through the multiple listing service of our local Board of REALTORS® and promotion of the listing on our website and reliable industry websites, such as Realtor.com, TexasRealEstate.com, and AustinHomeSearch.com.
      • Applicant Screening and vetting
      • Execution of leases on your behalf, utilizing up-to-date and approved forms that ensure compliance with all current requirements of the Texas Real Estate Commission.
      • Collection of Security Deposits, Rent, and Fees from tenants, including any demand efforts necessary for curing of delinquent accounts.
      • Maintaining both Investment Property Trust and Security Deposit Escrow accounts for deposit of funds received, and disbursement of funds due for fees, vendor invoices, and payments to our investment owners.
      • Fostering open lines of communication for reporting property maintenance concerns and requests. Reinforcing continued open communication through project oversight and/or coordination with vendors, contractors, and tenants as necessary to ensure follow-through and appropriate resolution.
      • Continually expanding and updating our diverse network of trusted, certified and specialized, vendors necessary to maintain and improve your property.  (Vendors in our preferred network are required to provide W-9 forms and copies of current liability insurance certificates.)
      • Accounting services, including monthly Owner Packets comprised of Balance Sheets, Cash Flow reports, Rent Rolls, Check Registers, and copies of all disbursements and paid invoices for that time period.
      • An online Owner Portal providing owners the ability to view and download customized reports and other shared documents relating to their properties.
